If you want quiet on a Saturday afternoon, a house two blocks off Washington isn't that house, and Applewood or a quieter pocket of Wheat Ridge might serve you better without giving up the mountain commute.
There's also the price-per-square-foot reality: here, you're paying for location and lifestyle, not extra bedrooms. If space is your priority — a yard, a home office, room to grow — your money often goes further a few minutes away in Wheat Ridge or Lakewood, and you can still be downtown for a festival like this in under ten minutes.

Do it. Genuinely — walking a neighborhood during its best, busiest weekend tells you things a quiet Tuesday showing never will. Notice how far you actually parked from the park. Notice whether the noise bothers you or energizes you. Notice whether you're already planning to come back next year. That reaction is worth more than any listing photo, and it's exactly the kind of gut-check that should factor into an offer — right alongside the real numbers, not instead of them.
