Read that again: Belmar homes cost more and take roughly six times longer to sell than the Lakewood average. That's not a typo, and it's not really a contradiction either — it's what happens in a small, in-demand pocket with limited inventory. There aren't many homes in Belmar proper, so when one comes up, it can sit waiting for exactly the right buyer at exactly the right price, even while it eventually sells for a premium.
Why Belmar Commands What It Commands
If you've spent any time there, you already know why. Belmar isn't a subdivision — it's closer to a small downtown, built deliberately with mixed retail, restaurants, a movie theater, and Belmar Park itself right in the middle, hosting everything from a silent disco to this Ukrainian festival to a full farmers market rotation. You can genuinely live a car-optional weekend here: coffee, a walk through the park, dinner, a show. That's rare in the Denver metro outside of a handful of pockets, and buyers pay for it.
The honest trade-off: you're buying density and walkability, not space. Lot sizes and square footage in Belmar proper tend to run smaller than what the same budget buys you a mile or two out. If a big yard or a three-car garage is non-negotiable for you, the broader Lakewood market — with its faster pace and lower median — is going to serve you better than waiting on the right Belmar listing.
What This Means If You're House Hunting Right Now
If Belmar is genuinely where you want to be, patience is part of the strategy, not a red flag. A 102-day median doesn't mean something's wrong with the homes that take that long — it means the buyer pool for that specific product is smaller and pickier, and sellers there can afford to wait for the right offer rather than the first one. Come in prepared, with financing lined up, so you can move fast the moment the right listing appears.
If you're more flexible on walkability versus space, don't anchor your budget to Belmar's numbers. The rest of Lakewood is a genuinely different, faster, more affordable conversation, and a lot of buyers who assume they need Belmar end up just as happy a few minutes away for meaningfully less money.
