If you've got a kid starting school and you're still house hunting, I need to tell you something the listing photos won't: you're on a clock, and it's ticking louder than you think.

Jeffco Public Schools starts August 19 this year. That's it. That's the whole runway. And if you're trying to close on a home, get moved in, get your kid registered, and have backpacks ready by then — you're not imagining the pressure. It's real, and it's worth talking through honestly instead of just hoping it works out.

The Math Nobody Does Out Loud

Here's what's actually happening in the market right now. Across Jefferson County, homes are averaging somewhere between 27 and 34 days to go under contract, depending on which data you trust [Zillow says ~34 days to pending; other sources put it closer to 27]. Add a typical 30-day closing after that, and you're looking at 8-9 weeks from "let's go see some houses" to keys in hand — if everything goes smoothly. Nothing about buying a house always goes smoothly.

So if you're reading this in early August hoping to be settled by the 19th, I want to be straight with you: that timeline is tight to the point of unrealistic for a brand-new search. It's not impossible if you're already under contract or have financing locked and are just deciding between a couple of homes. But if you haven't started looking yet, the more honest plan is to get your kid enrolled based on your current address or a temporary rental, and let the house search breathe a little. A rushed home purchase to hit a school start date is how people end up overpaying for a house they didn't fully vet.

What the Numbers Actually Look Like

The good news, if you're a buyer: prices are not the runaway freight train they were a couple years ago. Jefferson County's average home value sits around $620,939, actually down about 2.6% from a year ago, and the median sale price last month was roughly $630K. In Lakewood specifically, the average sale price was closer to $548K, down 5.6% year over year, with homes going pending in around two weeks and selling for right around list price.

Mortgage rates are still sitting in that low-to-mid 6% range [check the current rate before you get too attached to a monthly payment number — it moves week to week]. Not the 3% rates of 2021, but also not the 8% panic of a couple years back. It's a market where a patient, well-prepared buyer actually has some room to negotiate — inspection repairs, closing costs, sometimes even a rate buydown.

If You're Touring Homes This Weekend

Here's a nice problem to have: the Golden Fine Arts Festival is happening August 15-16 at Parfet Park in downtown Golden, 10am-5pm both days. It's the 36th year they've run it, and if you've never been, it's a genuinely good reason to walk downtown Golden with a stroller or a coffee and see what the neighborhood actually feels like on a Saturday — not just what it looks like in photos. If you're touring homes in Golden, Applewood, or Wheat Ridge that weekend, build in an hour to wander the festival. You'll learn more about whether you actually want to live there than any listing description will tell you.

The Honest Trade-Off

I'm not going to oversell this. West Denver — Golden, Wheat Ridge, Lakewood, Applewood — has real advantages for families: strong trail access (Clear Creek, Green Mountain, the Wheat Ridge Greenbelt), a walkable downtown Golden with actual character, and a shorter commute into the mountains than almost anywhere else in metro Denver. But inventory in the family-friendly, good-school-zone price points is still tighter than buyers want it to be, and "prices are down year over year" doesn't mean every house is a deal — well-priced, well-maintained homes in the right pocket still move fast and sometimes still get multiple offers.

If you're weighing a rushed purchase against a slower, smarter one, slower usually wins. A month of renting or staying put while you find the right house beats a decade of regretting the one you grabbed under pressure.
