🍉 Summer Market =

Sneaky Advantages

June is here, which means, statistically, we’ve moved past the peak frenzy of the spring market. So… is it time to hang it up? Not even close.

This is the part of the year when real life kicks in. School wraps up, graduations happen, weekends fill up with BBQs and lake plans, and vacations start stealing attention from Zillow scroll sessions. And honestly? That can be a good thing, for both buyers and sellers.

For buyers, fewer people actively hunting can mean you actually get a minute to think. Like… more than the 15 minutes you spent at a showing trying to decide whether you can live with the carpet and the tiny pantry. You may have a little more breathing room, and sometimes you can avoid the full-blown bidding war (though let’s be real, truly great homes still attract competition).

For sellers, showings can soften a bit, but the showings you do get tend to be higher quality. Less curiosity, more intention. And there’s another underrated advantage: less competition. March through May is when everyone rushes to list because it’s “the best time of year,” which also means your bungalow is competing with five other bungalows on the same weekend. In June, there’s often more space on the shelf, which means more eyes, more focus, and a better shot at the right buyer finding you.

This isn’t the January/February vibe where buyers are operating on New Year’s Resolution energy and think nothing else will ever come on the market again. June feels more balanced. More human. And that’s a good thing.

This time of year, strategy is everything, pricing, prep, positioning, timing, negotiation. Don’t fall into the trap of thinking it’s “all downhill from here.” Buyers still need to buy, sellers still need to sell, and opportunity still shows up for the people who play it smart.

Also, another reason to love June: you can finally wear white again without guilt. 😉

Denver Market Update: Steady Activity with Growing Opportunity

Denver’s housing market in March 2026 continues to show steady momentum as the spring season begins to unfold. Sold listings increased slightly year-over-year, reflecting consistent buyer demand, while new listings declined modestly compared to last year. This shift suggests that while activity remains strong, the pace of new inventory entering the market has tightened slightly.

Homes are spending about the same amount of time on the market as last year, indicating a stable and balanced pace. Prices have seen modest growth, with the average sales price rising, while overall inventory levels remain unchanged at approximately three months of supply. Together, these factors point to a market that remains active without becoming overly competitive.

For sellers: With fewer new listings entering the market compared to last year, sellers may benefit from slightly reduced competition. However, buyers are still approaching decisions carefully, making proper pricing and strong presentation essential. Well-positioned homes continue to attract attention, especially as demand remains steady heading into the peak spring months.

Luxury snapshot ($1M+): The luxury market is showing increased activity and strength. While new listings have declined slightly, sold listings have risen, indicating solid demand in this segment. Homes are selling faster than last year, and both average sales price and total sales volume have increased. Inventory remains stable, suggesting a confident and active high-end market.

For buyers: Buyers are entering a market that offers stability and opportunity. With steady inventory and a manageable pace, there is room to make informed decisions without excessive pressure. While pricing has increased slightly, consistent market conditions allow buyers to plan strategically and act with confidence.

What's ahead: As Denver moves deeper into the spring season, the combination of steady demand, stable inventory, and moderate price growth suggests a market that will remain active and balanced. While competition may increase as more buyers enter the market, current conditions continue to support thoughtful decision-making on both sides.

Success in today’s market will depend on preparation, timing, and a clear strategy—whether you’re buying, selling, or simply exploring your options.

"Amanda was extremely responsive and talented in helping me sell a home for a man for whom I was the Power of Attorney. Even though I live 450 miles from Denver, Amanda made the process seem simple. She staged the property and had it looking better than it had in years. The offers came immediately and the property sold very quickly. She really knows her business and I would certainly use her services again."
