June is here, which means, statistically, we’ve moved past the peak frenzy of the spring market. So… is it time to hang it up? Not even close.
This is the part of the year when real life kicks in. School wraps up, graduations happen, weekends fill up with BBQs and lake plans, and vacations start stealing attention from Zillow scroll sessions. And honestly? That can be a good thing, for both buyers and sellers.
For buyers, fewer people actively hunting can mean you actually get a minute to think. Like… more than the 15 minutes you spent at a showing trying to decide whether you can live with the carpet and the tiny pantry. You may have a little more breathing room, and sometimes you can avoid the full-blown bidding war (though let’s be real, truly great homes still attract competition).
For sellers, showings can soften a bit, but the showings you do get tend to be higher quality. Less curiosity, more intention. And there’s another underrated advantage: less competition. March through May is when everyone rushes to list because it’s “the best time of year,” which also means your bungalow is competing with five other bungalows on the same weekend. In June, there’s often more space on the shelf, which means more eyes, more focus, and a better shot at the right buyer finding you.
This isn’t the January/February vibe where buyers are operating on New Year’s Resolution energy and think nothing else will ever come on the market again. June feels more balanced. More human. And that’s a good thing.
This time of year, strategy is everything, pricing, prep, positioning, timing, negotiation. Don’t fall into the trap of thinking it’s “all downhill from here.” Buyers still need to buy, sellers still need to sell, and opportunity still shows up for the people who play it smart.
